Downtown New Jersey Conference 2024: Fostering Connections and Inclusivity in Urban Revitalization

photo dec 05 2024, 12 26 58 pm copyOn December 5, 2024, community planners, district managers, developers and community leaders gathered at The Mezzanine in downtown Montclair for the annual Downtown New Jersey (DNJ) Conference. Centered around the theme of “Downtown Connections,” the event delved into strategies for building inclusive and resilient downtowns through equitable investments, partnerships, and community-centered development.


Morning Sessions: Embracing Inclusivity and Sensory Engagement

The conference commenced with opening remarks from DNJ President Vanessa Quijano, who provided a comprehensive review of the organization’s achievements over the past year and highlighted ongoing efforts in downtown revitalization.

Following the welcome, attendees were treated to a compelling keynote address by internationally recognized urban planner, community activist, educator, and artist James Rojas. Rojas introduced his interdisciplinary, community-healing visioning process, which employs storytelling, objects, art production, and play to enhance public engagement. He emphasized the significance of sensory experiences in revitalizing Main Streets, illustrating how such approaches can unite diverse populations and improve overall well-being.

Panelists included muralist Ana Milena Torres, known for Hoboken Kaleidoscope; Luis Quinones, CEO of Community Lifestyle in Hoboken; and David Placek, Managing Partner at BDP Holdings LLC. Moderated by Janet Ristuccia of Gensler and Roxanne Earley of the Hoboken Business Alliance, the session provided valuable insights into fostering diversity and inclusivity in downtown areas.

Midday Focus: Strengthening Partnerships and Recognizing Excellence

img 0222 copyThe late morning session concentrated on building strategic partnerships with Chambers of Commerce to foster economic growth and support small businesses. Esteemed panelists included Lew Kimble, Executive Director of the Greater Westfield Area Chamber of Commerce; Luis De La Hoz, Chairman of the Statewide Hispanic Chamber of Commerce of New Jersey; Francisco Cortes, President and Co-Founder of the Veterans Chamber of Commerce of New Jersey; and John Harmon, President and CEO of the African American Chamber of Commerce of New Jersey. These industry leaders shared best practices for collaboration and advocacy within the broader business community, emphasizing how strong partnerships can drive economic vitality in New Jersey’s downtowns.

During the luncheon, attendees had the opportunity to network and celebrate the winners of the 2024 NJ Downtown Excellence Awards, which honor individuals, organizations, and projects that demonstrate outstanding dedication to downtown revitalization.

“The Downtown Excellence Awards showcase the inspiring stories of people and projects that breathe life into our downtowns,” said DNJ President Vanessa Quijano. “This year’s recipients exemplify the creativity and collaboration needed to build thriving communities.”

Kate Burns, Director of the Haddon Township Business Improvement District (HTBID), received the Individual of Excellence award for her leadership in making Haddon Township a top regional destination. Through signature events like the Summer Solstice and Family Fun Nights, Burns has strengthened local business engagement and attracted widespread media coverage.

img 0310 copyThe Chelsea Economic Development Corporation’s Empanada Challenge in Atlantic City was recognized with the Tools of the Trade award for its innovative approach to celebrating cultural diversity while boosting local businesses. This month-long event, in partnership with El Pueblo Unido, attracted over 1,400 voters and culminated in a community fiesta. “The Empanada Challenge is a testament to the power of food to bring people together and celebrate the uniqueness of our neighborhoods,” said Natalie Pineiro, DNJ’s Executive Director.

The Journal Square Special Improvement District (SID) and the City of Jersey City were honored with the Built Project award for the transformation of Bergen Square Plaza into a pedestrian-friendly urban oasis. With a $1.8 million investment, the project integrates historical preservation with modern urban design, creating a beloved gathering space for the community. “Bergen Square Plaza is a model for creating meaningful public spaces that blend historical preservation with modern urban design,” said Pineiro.

Afternoon Insights: Balancing Density, Affordability, and Quality of Life

Moderated by Chris Bernardo, President and CEO of Commercial District Services, the panel included David Placek, Managing Partner at BDP Holdings LLC; Adenah Bayoh, Founder of Adenah Bayoh & Companies; and Arthur A. Linfante, Managing Director at Integra Realty Resources – Northern New Jersey. The discussion explored strategies to ensure communities remain affordable while accommodating sustainable development and maintaining their unique character. The panelists emphasized the importance of smart growth policies, equitable housing solutions, and the role of public-private partnerships in shaping the future of downtowns.

Looking Ahead: Continuing the Conversation

The 2024 DNJ Conference successfully provided a platform for professionals to exchange ideas, learn from real-world case studies, and gain actionable insights to drive growth and inclusivity in their communities.
